Pre-Design Phase Services:
Assistance in establishing accurate estimates for construction costs and time schedules from preliminary conceptual drawings.

Preliminary Engineering:
Major building systems for the project are analyzed and recommendations made for possible alternate schemes. Alternate schemes are further investigated to determine cost and schedule impact and are evaluated with the Owner and Architect to ascertain their feasibility for the project. Potential site improvement conditions are also determined and alternate cost-effective solutions are suggested.

Preliminary Estimation:
With a preliminary budget as the goal, a preliminary analysis of major building system components is prepared. Current pricing of key building parameters is determined. Variations and special requirements are determined and pricing is adjusted accordingly. As a result of this conceptual estimating effort, the Owner is presented with a realistic preliminary budget without requiring preliminary design documents.

Preliminary Scheduling:
After consultation with the Owner and Architect, major design and construction activity relationships and durations are determined and plotted. By doing this, the project team can identify areas of critical timing and key decision dates which must be met. Requirements of various governmental agencies can be identified and permits obtained in a timely manner.

Design Phase:
Advising Owner and design team on building systems, cost criteria and schedule impact which become a valuable tool to assist in the overall success of a project.

Consultation:
Meetings with the Owner and Architect are held to recommend selection of building systems and materials. Alternate solutions will be suggested as particular site development problems are encountered. Recommendations are offered to the design team relating to construction methods, availability of labor and material, and time requirements for specific activities. Potential cost alternates for various design details are suggested to achieve overall project quality and economy.

Construction Budget:
As the development of the drawings and specifications proceeds, this construction budget is continually updated and refined for the Owner's approval.

Construction Planning:
They incorporate construction activities and their duration, key delivery and decision dates, and highlight those items and activities which are critical to completion dates. Recommendations are made to Owner and Architect regarding division of work in plans and specifications to facilitate timely bidding and awarding of trade subcontracts.

Construction Phase Services:
From the beginning of field construction until final completion, we provide the services necessary to carry out the decisions made in the Pre-Design and Design phases of the project.

Project Coordination:
Potential on-site problems are identified and solutions offered. The project schedule is regularly monitored, with potential variances between actual and scheduled dates determined and adjusted accordingly. Methods and procedures are developed for the review and processing of project payments and change orders.

Controls:
Maintaining strong control during all phases of a construction project is necessary to ensure that the project is of high quality and completed within budget and on schedule. Through organized procedures, Tal-Herba provides continuous evaluation of project schedule, cost and quality, to assure a successful project.

Supervision:
On-site management of day-to-day construction activities is the most important of tal-Herba's services during a project's construction phase. On-site organization and lines of authority are established in order to ensure timely decisions by the project team. Construction schedules are constantly monitored and updated. Subcontractors are continuously informed of their responsibilities and schedule status. If delays are encountered, alternate schedule procedures are recommended to the Owner in order to regain lost time.

Scheduling:
To ensure the project stays on schedule, construction completion dates are monitored by personal observance and constant checking, and followed up with monitoring of shipping dates and delivery times. Through this method, should critical delays become apparent, plans can be altered and job progress maintained.

Costs:
By producing periodic reports recapping expenditures for labor, material and equipment versus quantities of work-in-place and production hours expended, job costs can be monitored on a regular basis.

Inspection reports:
Inspection reports are submitted periodically as mutually agreed upon by the Engineer, Tal-Herba and the Owner. Tal-Herba provides the highest degree of quality and professional standards of excellence in the conduct of its business.
